State Lease Acres – There’s a 35 year lease with the State on an additional 872 acres that a join the property. There is approximately 30 years remaining on the lease.  The current annual lease payment is $11,061, with a 2% annual increase.  The state lease is assignable subject to State approval which cannot be unreasonably withheld.

Background - The Ranch was founded 16 years ago to create an authentic working Cattle Ranch with the sole purpose of providing the experience of the great American Cowboy to children suffering from cancer. The objectives were to encourage a sense of achievement, responsibility, and self esteem, and help restore their dignity, as these kids learn just how much they are able to accomplish. The Imus Ranch is a 501 (c)(3) non profit organization. Just 40 short minutes from historic Santa Fe, the property consists of over 3,400 acres in the Pecos River Valley. There are expansive views from Rowe Mesa to the Santa Fe National Forest and the Sangre De Cristo Mountains. Over 29,000 sq.ft. of of living quarters in 11 structures and an additional 35,000 sq.ft. of Barns, Garages, Greenhouses and Sheds in another 10 different structures. Within the ranch, there are miles of connecting roads to various meadows, pastures, stock tanks, and stocked fishing ponds. The entire property is fenced. Sale Date: The bidding will be schedule to close on Thursday, June 29, 2017 at 1 pm (ET). This is a soft close time with auto extend bidding. If a bid is submitted with less than 3-minutes remaining, the closing time  will be extended by 3-minutes.

Sale Conveyance:
The sale will cover land: 2,112.95 Deeded Acres (Deirdre and Don Imus 637.24 Acres) - (Imus Ranch Inc 1475.71 Acres) and 872.24 State Leased Acres); Living Space: (32,589 sq.); Outbuildings: (35,515 sq. ft.); Furnishings: (Art, electronics, equipment); Ranch Equipment: (Vehicles, supplies); Infrastructure: (Roads, fences, arenas); Water: (Wells, water rights, water tanks, Irrigation, ponds) Located in Ribera, New Mexico, 87560. Sale will be in accordance with closing documents, which are available upon request.

Bidder Requirements. A $100,000.00 refundable deposit to the order of Attorney John K Silver Escrow Agent for seller will be required by all bidders.  It is understood the starting bid of $5,000,000.00 or any subsequent higher bidding is subject to 24-Hour confirmation. If the seller approves the highest bid at $5,000,000.00 or above, the successful bidder will be required to increase their deposit to 25% of the confirmed high bid amount. Closing will take place no later than July 28, 2017  at the offices of John K. Silver, McClaugherty & Silver, P.C., 55 Old Santa Fe Trail, Santa Fe, New Mexico 87501.  Failure to close on or before July 28, 2017 will result in forfeiture of all monies received by the Escrow Agent, Attorney John K. Silver.  Thomas Industries, at their sole discretion, reserves the right to deny bidding privileges to any customer.
